Background
Logicor, a leading European owner and manager of logistics real estate in Europe, has secured a long lease with leading retailer Marks & Spencer (M&S) at DIRFT 224, Daventry International Rail Freight Terminal (DIRFT), following the refurbishment of the c.224,000 sq ft into a cold store distribution facility.
DIRFT, the UK’s premier inter-modal, rail-connected site, is located in the ‘Golden Triangle’ for logistics. The largest rail freight terminal in the UK, with a direct link to the Channel Tunnel, domestic destinations and deep sea ports, DIRFT can handle around twice as many trains per day as any rival facility.

Challenges
Improving the energy efficiency of premises that required the intensity of the cold store it housed.
Process
Our specialist team analysed, evaluated and problem-solved to ensure that the key areas to reduce energy consumption and loss were identified and the relevant actions were taken.
Outcome
Our input to the project ensured the client achieved a Band B EPC, even with the energy intensity of the cold storage facility.
We also spearheaded the refurbishment of the ammonia-based refrigeration plant, where M&S are able to store product down to as low as -6˚c.
