Ensuring Lift Installation meets building specifications & ongoing maintenance requirements
Lift Maintenance, Lift Maintenance Audits, Lift Installation Reviews
Background
Here East was developed as part of the Stratford regeneration in response to the 2012 Olympics. Originally envisaged as a film studio, it is now home to BT Sport and other creative industries.
Brief
Our involvement commenced at warranty handover. Our role was to carry out regular maintenance quality audits to ensure asset value is maintained. This included two, six tonne hydraulic goods lifts with 4-metre high doors intended for moving studio equipment.
Following a period of poor goods lift reliability, we were also tasked with investigating the root cause of these operational failures.. We quickly determined that the drive units did not meet the installation specification and therefore were not performing as intended.
Our brief was extended to review, in detail, the rest of the lift installations for specification conformity.
Challenges
The main challenge was to ensure our findings clearly:
- Demonstrated the gap between installation specification and working performance
- Provided evidence that this lack of correlation logically connected to the problems
This was essential for our negotiation with the installation team and their understanding and acceptance that remediation was necessary (and covered by the initial installation phase).
The Process
The technical and contract review of the lifts led to a report issue which we presented and explained to the installation team.
To their credit, the installation team accepted the findings and went on to collaborate with us to determine the most appropriate solution. As the building was now occupied, operational disruption had to be factored into any fix.
With a workable solution agreed, the installation team worked to implement the rectification project. We took on a watching brief and the commissioning tests which demonstrated the performance we expected. The lifts were finally signed off and the problems eradicated.
Outcome
Since the project was completed we have returned to our intended brief. The lifts have performed reliably and the maintenance quality has been ensured through our regular auditing regime.
